Chestnut Hill Real Estate Market Report 2026

In Chestnut Hill in 2026, getting to the closing table was not automatic, even in a premium neighborhood with strong demand and a loyal buyer following. Chestnut Hill closed 64 residential sales in 2026 through September. The median sold price was $1,005,000. The average was $1,306,454. Thirteen listings expired without selling — a 20% failure rate. In a market that only produced 64 closings, one in five listing attempts ending without a sale is a meaningful number.

The range of what sold tells you a lot about this market. The entry point this year was $270,000 for a condominium unit. The high was $4,250,000 at 422 W Chestnut Hill Avenue — a six-bedroom stone home that represented the kind of transaction this neighborhood is capable of producing at the top. Half of all sales this year closed at $1,000,000 or above.

Chestnut Hill is genuinely a million-dollar market, and it has been for years. The question is always whether the specific property in front of you — its condition, its block, its configuration — can command what the neighborhood's reputation implies.

The buyers who purchase in Chestnut Hill are not impulse buyers. Many have been watching this neighborhood for years before making a move. The 13 listings that expired were not incorrectly positioned by accident — they were priced at what the seller wanted rather than what the market would bear, or they were presented in a way that did not meet the expectations of the buyer at that price point.
