The Best Real Estate Decisions Rarely Begin With a House

One of the hardest conversations I have with sellers isn’t about negotiations. It’s about pricing.

Almost every homeowner wants to believe their property is worth just a little more than recent comparable sales. That’s completely understandable. A home represents years of memories, hard work, and financial investment.

The market, however, doesn’t buy memories. It buys value.

The first few weeks after a home comes on the market are often the most important. That’s when buyers are paying attention, agents are scheduling showings, and excitement is at its highest. A well-priced home can generate multiple offers, stronger negotiating leverage, and, in some cases, a sale above the asking price.

An overpriced home usually follows a different path. Showings slow down. Buyers begin wondering why the property hasn’t sold. Eventually, price reductions become necessary, but by then the listing has lost much of its initial momentum.

Ironically, many homes that start too high end up selling for less than they likely would have if they had been priced correctly from the beginning.

Pricing isn’t about guessing or wishful thinking. It should be based on comparable sales, current competition, buyer demand, and market conditions. A realistic price attracts buyers, creates activity, and often leads to stronger offers.

After 35 years in Los Angeles real estate, one lesson has remained constant: the market is always right. Sellers who respect that reality usually achieve the best results. The objective isn’t simply to sell a home. It’s to maximize its value by entering the market with a pricing strategy that inspires confidence from day one.
